Our Investment Process
The investment process with Rose Capital Group is not a typical process for the Israeli investor.
Since we are the investment company, the entrepreneur, the management company, the owners, the financial management body, and also responsible for the sale - we are going to spend a lot of time together...
Therefore, before anything else, it's important that we get to know each other, align expectations, understand one another, and then - embark on our journey.
These are the different stages in our investment process:
First, let's get acquainted. We'll understand your goals, your capabilities and means, what type of investment suits you, and we'll explain the process to you in depth. Only if at the end of this introduction both sides want to move forward together - then we'll proceed to the next stage.
Since this is a "multi-family" type investment, you won't be the owner of a specific apartment, but rather of a proportional share - you could call it a "stock" in the apartment complex. This allows you much more flexibility in choosing your investment amount. At this stage, we will present you with the options and agree on the investment amount.
In fact, property search is our ongoing focus. We seek properties in "safe" countries where laws don't discriminate against property owners, in locations with high demand and attractive yields, in areas where we can enhance properties and easily boost both returns and value. Most importantly - in places where we have representatives on the ground. We don't invest remotely.
The properties we locate aren't found on the market or in newspaper advertisements. We source them through our professional expertise, personal industry connections, our reputation among real estate professionals, and our extensive experience in the field. This is how you get unique properties below market value with high growth potential.
Just before we begin, we'll create a financial forecast for the project together, so you can understand what to expect, evaluate your investment against your goals, and better track progress. It's important to note that this is only a forecast, and we cannot guarantee that it will materialize exactly as projected.
A small tip from me - if you find a real estate company willing to guarantee their forecast, that's when you should become suspicious, because no one can predict the future!
After completing the investment fundraising, we'll proceed with the property acquisition and enhancement processes.
What do you need to do at this stage? Nothing. There's no need to find a development company or supervise the process - we are the development company and we take care of everything.
Upon completion of the enhancement, we'll begin leasing the property. In most cases, this happens almost immediately because we acquire properties that are either already occupied or in high demand. And who benefits from the rental income? You do! According to your proportional share in the property.
The beauty of multi-family properties is that your risk is low. There's no issue of luck with an apartment that can't be rented or renovations that fall entirely on you - all returns and risks are divided among investors according to their proportional share.
Now we've reached the real magic and a major advantage of investing with Rose Capital Group. After holding the property for a few years, typically around three years (though timing is not guaranteed, this is an average based on previous transactions), we'll execute a move called "ReFinance" - or as you probably know it - mortgage refinancing.
In this process, we'll take new financing on the property based on its current value, which is significantly higher than the purchase value, following enhancement and value appreciation.
What do we do with the "surplus"? First thing - we return your entire investment amount! Yes, you're reading that correctly, we rush to return your principal amount.
Why do we do this? First, according to U.S. law, before Rose Capital Group starts profiting from the project, we must first return the full investment amount to investors. Second, we simply love seeing our investors enjoying their investment with peace of mind, knowing they've made a profitable and worthwhile investment very early in the project.
For you, this has an additional meaning - you're ready for the next investment without having to wait for the property to be sold!
The final stage of the project is the property sale and distribution of returns among investors. When does this happen? At the right time! We live and breathe the market and know when is the right time to sell to maximize returns for investors. Sometimes it happens after 6 years, sometimes after 8, and sometimes we receive an offer after 4 years from purchase that we truly can't refuse because it's excellent for our investors.
Don't forget, throughout the entire holding period, you continue to enjoy quarterly rental returns.
